With “stated income” financing, often times the borrower/borrowing entity will qualify based on the income “as stated” however the property will not meet a required debt service coverage ratio in an income scenario. In other words, if the property were leased, the rental income often does not meet a lender’s requirement of covering the proposed debt by a ratio of at least 1.25:1, thereby creating a “cash cushion” an enhancing the probably of mortgage payments being made if the property were to be leased out during the term of the mortgage.
KLARAS Group eliminates the DSCR requirement on loans up to $1,000,000 and has relaxed DSCR requirement for loan amounts in excess of $1,000,000. Interest rates are extremely competition on these “stated income” commercial loans and credit requirements are not stringent.
