Our primary focus within the Real Estate Appraisal and Valuation spectrum, is the appraisal of commercial properties by State Certified General Appraisers, several of whom hold additional professional credentials such as the well respected CCIM designation (Certified Commercial Investment Member) issued by the prestigious CCIMInstitute in Chicago, Illinois. The State Certified General form of appraisal licensure is the highest category within the state of Florida and the United States. Although KLARAS Group limits its appraisal practice to commercial properties, we are qualified to appraise all types of real property including single family homes, condominiums and co-op properties (a more common form of apartment ownership in New York as opposed to Florida).
All appraisals performed are bound by the strictest ethical codes and professional regulations as dictated by USPAP (Uniform Standards of Professional Appraisal Practice) at the State of Florida. Please note, that as necessary, appraisals performed by MAI designated appraisers can be ordered through KLARAS Group. This must be specified at the time of appraisal order, as it has been our experience that most assignments do not require this and if it is not necessary, we can bid more aggressively with regard to fee and deliver the report quicker, without compromising the integrity of the appraisal report or the level of competence.
KLARAS Group is proficient in all types of commercial property appraisals, however excludes appraisals relating to subdivision analysis (new residential construction and sellout) and marina properties. With regard to geographic territory, we cover the South Florida market (Palm Beach, Broward and Miami-Dade Counties) on a routine basis and take on outside assignments on a case by case basis. Appraisals have recently been performed in Okeechobee County and Hendry County (the Glades area- Lake Okeechobee, FL).
Property types appraised include all forms of vacant land (Agricultural, Commercial, Industrial and Residentially zoned), automotive properties, hotels and motels, self storage facilities, warehouses, office buildings, all forms of commercial, industrial and retail condominiums, day care properties, assisted living facilities, special use buildings, residential multi-family over 4 units, residential condo conversions, office condo conversions, new condominium complex construction (both residential, office, warehouse and retail), manufacturing facilities, restaurants, nightclubs, and wide variety of other commercial and industrial real estate.
